Start with the way a bid is assembled

Test the schedule, not the promise
Ask how long the last three homes took from permit to final walk, and what pushed them. Real answers involve weather, utility timing, long-lead windows, and selections that arrived late. A builder who says every home finished exactly on schedule is either not tracking or not telling you.

Trade depth is the real differentiator
Finish quality in a custom home comes from the same framers, masons, trim carpenters, and tile setters showing up build after build. Ask how long the builder has worked with their framing crew and their trim carpenter. Ask who sets the stone. Walk an in-progress home if you can. Framing, blocking, mechanical layout, and waterproofing tell you more than a finished kitchen ever will.
Look at how the land was handled
Boerne sites carry rock, slope, drainage, and tree cover that change the cost and the design. A builder who talks about grading, foundation design, and water movement before they talk about elevations is thinking about the house that will still be right in twenty years.
