Mico is where the Hill Country gets quiet. Acreage properties, gated ranch subdivisions, Medina Lake nearby, and a pace of life organized around space rather than density. It is close enough to San Antonio to be practical and far enough out to feel genuinely rural.
We have roots in the Mico area, and on rural land that is not a marketing line. Knowing how properties out here are typically served, how the terrain behaves in heavy rain, and what it takes to move materials and crews to a site half a mile from the nearest neighbor changes how confidently a project can be planned.

What acreage building in Mico requires
On rural land, the project starts with infrastructure. Driveway construction, the building pad, drainage and erosion control, water supply, wastewater, and getting power to the home site all have to be planned and priced as their own scope. On a long or steep tract these are not small items, and they are the most common reason an acreage budget drifts.
Restrictions vary property to property here. Some tracts are open, others sit inside gated ranch subdivisions with recorded restrictions and their own submittal expectations, and county requirements apply either way. We read the documents that actually govern your property with you before design gets far.
Well and septic placement
Siting has to be coordinated with the home, the driveway, and any future barn or casita. Sequenced early, it costs nothing; sequenced late, it forces compromises in the plan.
Long utility runs
Distance from the road to the home site drives the cost of power and water routing. We measure and price it rather than estimating around it.
Oak cover
Mature oaks are the most valuable feature on most properties out here. We let the trees worth keeping influence pad and driveway placement, and protect root zones during construction.
Lake-area siting
Near Medina Lake, elevation, drainage, and view orientation deserve extra attention when placing the home and its outdoor living spaces.

Designing for a private, land-based home
When there is no neighbor to screen, the design can open up. Glass can go where the view is, the rear elevation can carry as much design weight as the front, and covered terraces can be sized as true rooms rather than as porches. Our published project The Vaulted Manor shows that thinking through its long elevation, vaulted great room, entry hall, and pool terrace.
Material choice still matters more than ornament. Full-height native stone, standing-seam metal roofing, deep overhangs, and honest interior structure age well in this environment and look right against the land. Inside, the rooms that decide whether a home feels custom are the kitchen and working pantry, the great room and its ceiling, and the primary suite with its bath and closet.
Because Mico properties are often family compounds in the making, we plan shop, barn, guest quarters, and pool placement with the main house even when they are built later. That is how a property ends up feeling designed rather than accumulated.

How we build out here
Rural work rewards a builder who controls his own crews. We hold general contracting in-house and self-perform key scopes rather than assembling a build entirely out of subcontractors, which protects both quality and schedule when a site is well outside town.
The project runs in four stages: a walk of your land, pre-construction where design, selections, and budget are reconciled before construction starts, construction with direct owner access and regular walkthroughs, and a detailed close-out with warranty follow-through. Stone, tile, and select finish materials are sourced directly, which often makes a specific look achievable inside a real budget.

- Yes — we have roots in the Mico area, and it is part of our core service region along with Boerne, Fair Oaks Ranch, Bandera, Fredericksburg, and San Antonio.

- A site walk. Access, rock depth, drainage, and water and power availability shape both the design and the budget more than anything else, and they are the cheapest things to get right early.
