Within an acreage community, the buildable envelope is what you are really buying. Look at slope across the building pad, the depth of soil over rock, how water crosses the lot, the driveway run and its grade, and where the utilities enter. Two comparable lots can differ substantially in site cost once those are priced.
Confirm the community's own requirements directly
Acreage communities typically have recorded covenants and an architectural review process governing items like elevations, materials, height, setbacks, and outbuildings. Requirements differ by community and change over time, so read the current recorded documents for George's Ranch and confirm the review procedure with the association before design gets far. Do not rely on a builder's summary — including ours — as a substitute for the recorded documents.
Design for the setting
